Morgan RV Parks More Unhappy Campers

lost my trailer 2 weeks ago at pine acres campground in Raymond Nh.I have been a seasonal there for just about 8 years. I am so disappointed in Morgan Management. Losing my job last July, This year was the 1st year in almost 8 years. That, I could not pay infull before leaving for the off season. We pay'd $1000 Sept $500. Oct. $500. The phone rang off the hook from Oct thru Feb Morgan wants their money or they will remove my trailer and start showing my site. After tax money arrived I drove 2 hour to the campground office in Raymond Nh. To not only notice Morgan or The Pine Acres staff did nothing to improve anything in the park. Still dissappointed! I not only pay'd my balance. But, The manager also made sure she got the $75.00 late fee.6 Days later. I received a call from a seasonal camper stateing a tree has crushed your camper and its a total loss. Never received call from Morgan Management Ny. Its beed over a week. We now have to get a lawyer involved. This Morgan Management See more... company is completely failing us. It sucks! We make the choice to come back but, Not this year or ever again. Morgan Rv is a sinking ship.

Today is 3/3/12 and after reporting Wild Acres to the Maine Attorney Generals Office, and the Better Business Bureau, I received my deposit back. No interest, but working on it!!!! Amazing coincidence that Morgan returned their inquiries within days. NOT

Just my 2 cents on Morgan Management and PINE ACRES RV RAYMOND, NH. They have destroyed the place. 7 hr stand off with s.w.a.t. last labor day, level 3 sex offender as a seasonal for years. No supplies in store. Skate park,Mini golf, Water slide,Game room and the Beach all a complete hazard. The park is now Managed by 4 complete fools! The camp manager, The camp maintance manager, The regional manager and The head of surcurity all unskilled. Stay away from Morgan Management and PINE ACRES RV. Any person praising Morgan,or any of their parks have not been ''CAMPING'' With them long enough....I'm sick of hearing it. Morgan Managment sucks get out while you can. Theives! Morgan should install a row of 200 mailboxes and a school bus stop and call Pine Acres what it has become a trailer park! just my 2 cents.....

I think we should all look forward to a great year of camping. with gas prices on the rise I don't think they will have the year they need. hopefully they realized the plan was no good and they will appreciate the people that stayed with them this year. After all the sales pitches,promises, and construction, I am looking forward to camping with friends and family with no hassle's this year. together as campers and owners it would be nice to move forward and concentrate on working things out. seasonals take pride in there little spot of paradise and the campground so keep us informed about plans/prices. There are a lot of talented people in these campgrounds as well as the employee s so together we should work to make it better!!

I too hope for a summer devoid of pitches for the "plan" and eyeballing people who spend too much time looking at your lot, out of fear they are "members" who want it. We've been promised that the program is over, but for how long? We hesitate to do anything to our piece of paradise, out of fear that some new fangled $$program$$ will pop up and trap us. Trust is lost, we will fear a new shake down every year now, so though we will continue to reside there, we've lost what little faith we had in management.

Things had better change for the people who have stayed. I don't think they will endure another season of unrest. We camp to enjoy time away from a busy work life. To get away from strife if only a weekend. Not for a "sales" pitch, not spend time being pitted one against another. we don't go there to join exclusive clubs for members only.

I do not necessarily blame the employee's, but many a dis-service and injustice has been done to people all over the world from people who were "just following orders". Unfortunately, when one quits over conscience, there is always one willing to replace that person. Its the nature of humanity, but on average, most business and people are somewhat fair to one another, because the cost/benefit of treating your clients unfairly is usually something the business owner doesn't want to deal with. In this case, a business model went horribly wrong and now we are left to pick up the pieces.

You are correct. There is a high turnover for the reasons you have just stated. I don’t think it’s fair to put employees in the category of “screwing” customers. I have seen many managers take customers concerns to heart. On many occasions seen managers in disarray or visibly upset. I will also add that sometimes in careers we are asked to do things we don’t agree with but have to persevere through until a better opportunity comes along. Many of these managers have moved onto better opportunities that is why you see the turnover. It is a rare occurrence that a manager gets fired from this company. Yes, yelled at, belittled, called at all hours of the night and robbed of a life outside of Morgan but job stability is a plus.

As discussed in earlier posts, the only thing that Moser/Morgan understands is brute force. No amount of nice words and nice talk will change their morals. The brute force is taking the business away from them. As for the employees, they also have the free will to move on and quit. It's difficult to find a job but not impossible. It's more difficult to live with oneself if you see an extreme injustice and not do anything. Is screwing customers and keeping your head down worth it? There appears to be a rapid turnover of personnel in the office.

The previous post is quite well written and balanced. It is not the various parks branch management that are the cause of this acrimony. They, like most of us in this world, have to act on the direction of their superiors. Unfortuantely, in this instance, they are put between a rock and a hard place. I do not blame park managmenet for the predicament they are in, they are the face and lightning rod for the faceless corporate policy. Also true is that residents are "at will", and can presumably move on, albiet a fairly significant cost. The disconnect in that thought process is that we signed on as "at will" residents with the understanding that if we kept our nose clean, followed the rules, and paid our bills, we could stay indefinately. This is evidenced by the hundreds of residents who have stayed for years, and sometimes decades. Unfortunately, the rules the residents need to adhere to were drastically changed overnight, and costly to most. The fairness doctrine went out the door See more... , and now we have an adversarial and untrusting relationship that will take time to resolve.

What a shame it is to see all these posts. What a shame to let some of these beautiful destinations fall to pieces. I have always tried to see the positive in such a negative company. On a personal level the upper management in Morgan is not the monster laid out here. Management strives to keep their generous salaries by keeping their heads down and doing what they are told. Eventually the emotional toll will supersede the salary but you have to remember that we live in a less the idealistic economy and some of the management is doing their part to ensure their family survival, or their genuine love of their property. Please remember that when you are saying unkind words about your park staff or management, they do wish they could be the change you want to see, unfortunately it is out of their hands. I do not agree with the way that business is conducted and the strain that The owner puts on his tenants and staff. He does not see how the other half lives and even though he will tell See more... you countless times what a “ self made man” he is, he is forgetful in what it took to become a “ self made man”. Character, Integrity, Generosity, Prayer, these are all things that contribute to the category; it’s not just about the money being made. Tenants and staff have to also remember that you are at will. You have the power and ability to leave at any time. I understand the costs in mind, the time and how hard it is to move on, but in this case it sounds like a necessity. My kind thoughts and prayers go out to the tenants all of which I whole heartily respect and to the staff, management, upper management and CEO’s. I hope that you can come to some sort of positive solution and create the family fun and fond memories that your slogan entails.

Given the fact that former seasonals cannot even get a minor security deposit refunded to them without intervention of the AG and/or BBB, I wonder how things will turn out for all those who bought into the "plan" with the understanding they can bail after 5 years and receive a pro-rated refund. Should be interesting.......

Since Morgan RV is already in trouble with the AG this maybe why only one late fee was charged. It is not out of the goodness of their hearts. You can try a late fee, but only if it is spelled out in your written lease agreement, and even then, you cannot collect the fee unless the tenant is 30 days late with the rent. (See Massachusetts General Laws Chapter 186 § 15B. Per Malawforum.com

Sounds like you got off easy. According to my seasonal agreement, they can charge $75 per month per missed payment. So that'd be $75 as of 1/6 and another $75 fee as of 2/6. I think that's a little steep, but rather than complain I just make sure I'm paid up in time.

I paid my January payment of $500 which they said was due on the 5th. I just paid it today - 2/23. I got whacked with a $75.00 late fee.

    When going to work you should not have to be verbally abused...Yes we all have to answer to another level of politics and go through the chain of command, but being screamed at because his company is failing is not right. I have witnessed many employees being yelled at and degraded in front of staff for things totally out of their control...I say Mr. Moser needs to go back to school and learn how to run a company...If you want your staff to work 80 hours a week, common sense would tell you to treat them with some form of respect...especially those who gave 100% and really tried to work hard for Mr. Moser....Yes millions are without a job...but to have to go to work everyday to be treated like garbage...unemployment line looks good...Good luck appalled...you will end up leaving as well..it is just a matter of when..

  4. Flagg's Campgroun in York, Maine. Article dated 3/12/2012 states Morgan RV hopes the settle a lawsuit brought against the town for ordering six new, cottage-like park models removed from its grounds, according to Code Enforcement Officer Ben McDougal.

    “I would hope that this could be settled in the next month or so,” McDougal said March 9.

  7. Coldbrook campground,Here we go again......Another year another manager, we have had 12 managers in the past 3 years. I am a seasonal camper at Coldbrook Campground owned and operated By Morgan RV Resorts out of New York. There are a lot of issues in the campground. The sewer issue on Buttercup that smells totally disgusting and is leaking into the water supply of Barre. We were told the issue with the sewer will take 5 years to fix; come on it is hazardous and should be fixed quickly, instead of covering it with sand. There are children playing near the sewer damage and card and golf carts constantly rolling thru it. The campground has major issues with the electrical and water, just 3 years ago a man plugged his camper into an electrical box and was blown back more than twenty feet, there is a lawsuit against the campground due to this issue. They currently are billing us the first day of the month for the electricity used and asking that the bill be paid by the 15th of that month, not only are they giving 15 days for a bill to paid I full but it is our responsibility to see the office for the bill, they do not send them out. There is a worker in the campground who receives his site for free for the 40 plus hours of work he does here, the issue here is that he collects SSI disability. There are a number of issues here with workers, they smoke pot and drive their worker golf carts around the campground this is public knowledge. The state violations when it comes to the Handicapped. There is no access to the pool or parking anywhere near the pool. There is no security at the campground and the gate does not work, but we have pays $50 a piece for gate cards for a gate that does not operate. I have spent many years as a camper here, and would hate to leave, I love the campground, and however the company leaves something to be desired. The Managers are totally uncooperative and downright rude to campers. Morgan RV Sucks! Do Not Camp Here!!!

  10. After being seasonals at Pine Acres for 7 years we are glad to be out. Found out in the fall that their pump tank was under our fifth wheel. What a bunch of ????! We spent thousands of dollars to beef up our site and made it look beautiful. It is listed in your brochure that you present to the public. Hello, try to find it, GONE! Your sales pitch for $13,000 FOR 5 YEARS is what sent us packing. For 3,500 a year, no security, sex offenders, swat team at the campground, is this a family environment? Campground employees play hide and go seek all week on everyone's site, golf cart drivers drunk really sent us over the breaking point. We had our screen house broken into, booze stolen, tons of wood stolen and pot left on our table in our screen house. Not ACCEPTABLE! We love Tracy and she was a good manager but with no support from management I feel bad for her. Store was empty all summer, no milk, eggs, cream, bread, any of the essentials campers need. To go from $1.00 a bag for ice to $3.00 on seasonal holidays was a disgrace. Take care of the people that support you. Your park is breaking down, and it is your seasonal's who are breaking it down.
    Their teen age kids are out all hours of the night and are destroying the bathrooms and breaking into sites. WAKE UP!
    Hopefullu Walmart will take over the property and make good use of it.

    Made great Friends but glad to be gone, GOOD LUCK!

  13. When did camping become so difficult??? Any good business man knows you get more mice with cheese....so don't you work to make your campers happy, so they keep paying you? Apparently Mr. Moser doesn't subscribe to that school of thought, because all he does is come up with more ways to turn people off and stick it to 'em with multiple nickel and dime schemes. I had hoped with the AG's suit again the corporation that things would die down...but apparently Morgan has decided to f with everyone that stayed behind and tried to stay with them. We had such a peaceful winter, haven't opened yet and already have our blood boiling. It's just not worth it. It's starting to look more and more like this will be our last year at Peter's Pond and our backyard is going to get a major pool, cabana, tropical makeover.

  14. Peters Pond now has wifi ----- but the price for wifi is lousy cable. Poor channel selection with no way to up grade, No Hi Def making my new TV's I purchased last year a wast of money. No access to on-demand programing, no premium channels available, and the worst issue - no TV guild station, so buy the time you figure out whats on -- its over. This is ok for someone staying 2 nights but if you stay there throughout the summer this is poor service, its a big step backward, like to 1990. Morgan = pay more, get less. Resort my ass.

    I sympathize with Anonymous #3000 since I too loved my parks, staff and General managers. I have indeed left the company but I did not give up on them, they gave up on themselves selling my region. There are many great employees with a lot of talent. I miss each of them and wish them the best. I worked for Mr. Moser by choose, I cashed his paychecks, did what I could to encourage change and left when it was time. It was an experience to learn what I did and did not want in a future employer. I will never regret joining the Morgan team although don't feel it is the right fit for everyone.

We just stayed up @ PINE ACRES this past memorial weekend and all I asked for was a picnic table the table was missing from the site, was told by mananger that i was on the list he will get to me later.Well on sunday morning a very nice seasonal camper gave us theirs.Funny, but if i told morgan i would pay them on sunday im sure that wouldn't be acceptable.

  18. Left Virginia Park a Morgan management resort when Moser took over. Several of my friend stayed and they are still waiting for upgrades. They finally have cable, but will eventually have to pay for it. "Corporate" keeps moving in Park Model type trailers which look like army barracks. I cannot believe that OOB is letting him get away with the things he is doing inn these campgrounds. Morgan management took the family out of camping. He will never have a family resort. WE have since moved to another campground in the OOB area and we are much happier. We could only wish that he goes under!

  19. I have to say that I feel any comment posted attesting to the "positive" nature of management is clearly an autobigraphical work of fiction. The manager of Pine Acres is rude and repeatedly accused customers of costing the resort money. The assistant manager sat at her desk checking in an elderly couple; she had them escorted down to their site, which is customary, only to have them return five minutes later because someone was in their site. She told the customers that it was not her problem and that they had done all they could. The entire time she was waiting on the customers she stuffed her ample face with chips. At one point she turned to her coworker and asked if she had any tylenol because she had enough and was not in the mood to deal with people. I own a company if I ever heard an employee say in front of customers that they were not in the mood to deal with customers there problems would be solved quickly, Fired! Secondly, she helped herself to the chips from the store, I'm not sure what perks you get from Morgan, but I doubt it's free food and snack time at your desk while insulting with customers!

  21. I Will never camp at a Morgan RV R esort again in my life. I have camped at Pine Acres for over 30 years and It's not the campground it used to be when it was privately owned. They do not care about the campers at all. Bill Morgan only cares about putting money in his pocket. I spoke to some seasonal campers at Pine Acres this fall and they are outraged at many things that Morgan RV Resorts is doing these days. Some of them said that they wouldn't be returning next year. If I'm going to pay the kind of money Bill Morgan charges I'd bee better off in a hotel where they take better care of the customers. I begged Stan Shae to take the campground back on more than 1 occasion but I can understand why at his age he wouldn't want to be running a campground. Head my warning, Morgan RV Resorts is bad. Stay away from any campground owned by Bill Morgan!!!!!!!

  22. I sold my trailer back in June 2012 and Im still waiting for my electric deposit to be returned to me. I have been calling every few months requesting the status of my refund and all they do is make up excuses. This place is a joke!! They have no problem charging late fees to customers but when they are to reimburse monies to campers who had been there for years they don't. I will never recommend Morgan Management campgrounds to anyone.
    They should be ashamed!!!
